What the job is
This role leads the identification, evaluation, and execution of conservation easements, sales, and related transactions across Green Diamond’s timberland portfolio.
You’ll play a central role in shaping how we realize value from our land—balancing conservation opportunities with business objectives. This includes developing transaction strategies, working across internal teams to move opportunities forward, and partnering with external organizations like land trusts, agencies, brokers, and buyers to get deals done. You’ll also support select acquisitions that strengthen and complement the overall portfolio.
What you’ll do
- Identify and evaluate conservation easement and sale opportunities, and develop strategies to move the strongest opportunities forward
- Perform financial and qualitative analysis, including valuation, comparable sales, and long-term portfolio impacts, to inform decision-making
- Partner closely with internal teams and lead due diligence efforts, including title, environmental, and regulatory review
- Structure, negotiate, and manage transactions from initial concept through closing, coordinating with external partners throughout
- Build and maintain relationships with land trusts, agencies, brokers, and buyers, while staying informed on market conditions and funding programs
What you bring
You have a bachelor’s degree in Real Estate, Forestry, Natural Resources, Business, or a related field, along with 4–6 years of experience working with rural real estate transactions, land sales, or conservation easements (land trust experience is a plus). You understand valuation methods, including before-and-after analysis and discounted cash flow, and have familiarity with conservation programs and regulatory requirements. You’re comfortable using GIS tools like ArcGIS and can communicate complex information clearly across a range of audiences. You’re organized, self-directed, and able to manage multiple priorities, with sound judgment and attention to detail. You also bring a strong commitment to safety in both office and field environments.
Work environment
This role includes a mix of office and field work, with time spent on timberlands. Travel is expected up to 25% of the time and may occasionally last up to a week. Fieldwork may involve working independently in remote areas and navigating uneven terrain.
Compensation
Annual Salary Range: $92,300 – 138,450 per year. The pay range listed is just one component of Green Diamond’s total compensation package. Other rewards include eligibility to receive a company-wide annual financial performance bonus, and the opportunity to receive an individual performance-based bonus, candidate referral bonuses, and spot bonuses.
